South Coast Oregon’s Enterprise Zones: What is an Enterprise Zone?
An Enterprise Zone is a state‑approved, locally sponsored area where new or expanding businesses receive full relief from local property taxes on qualifying investments for three years. The program is designed to stimulate private investment and job creation in economically distressed areas. To qualify, a company must increase its full‑time employment by at least one job or 10 %, maintain that employment level, and sign a first‑source hiring agreement with WorkSource Oregon.
What type of things does it cover?
If your business is building a new facility, expanding or renovating an existing site, or installing new machinery and equipment, those investments may qualify for a property‑tax exemption. Qualified property includes newly constructed buildings, structural modifications and additions, and newly installed machinery and personal property used for production and distribution. In return for this relief, you commit to creating jobs and maintaining employment throughout the exemption period.
Think of scenarios such as:
· A craft‑beverage producer constructing a canning line in the Lower Umpqua zone.
· A manufacturer adding specialized equipment in the Coquille Valley zone to fabricate metal parts.
· A logistics company in the Bay Area zone building an expanded warehouse and installing new racking systems.
· A seafood‑processing facility building out a section of the facility for online processing and shipping of orders.
· A cabinet manufacturer in Coquille installing new machinery.
· A tech support center in North Bend renovating their site.
Each of these projects could see three years of property‑tax savings, freeing up cash to reinvest in operations or workforce.
Enterprise Zone Applications must be received by Enterprise Zone Manager before any work begins.
